The development consists of six blocks comprising a 41 storey tower, a 35 storey tower, a 27 storey tower, a 24 storey tower and 2 low rise blocks over a large single storey basement. The development will accommodate 901 number residential units. There will be a leisure tower and the lower levels will provide both amenity and commercial space with basement car parking using a car stacker system.
This is a current ongoing project that entails the construction of a large single storey reinforced concrete basement, four high rise reinforced concrete cores & frames varying in height from 24 to 41 storeys, two low rise reinforced concrete cores & frames and associated groundworks.
We are engaged by Galliard Homes as a domestic sub-contractor on a Galliard standard trade order with design responsibility for extensive temporary works to the basement and in-situ reinforced concrete stairs using our STAIRMODE composite system.
The scope of works comprises completing the basement dig from the existing piling mat level, site waste management, site logistical management, installing groundwater dewatering system and continual management thereof, designing and installing major basement flying shore temporary works, excavating deep pits for pile caps, cores and lift pits including designing and installing temporary earthwork support, general groundworks and drainage contained within the RC basement slab, RC waterproofed cores and lift pits, RC pile caps, RC waterproofed basement slab and liner walls, RC shared podium transfer slab over the entire basement area, 4 number high rise RC tower cores and frames (41, 35, 27 and 24 storeys) using slip-form method of construction for the RC cores coupled with a static concrete pump and placing boom, 2m deep RC suspended second floor transfer slab, 2 number low rise RC cores and frames, installing post tensioned concrete suspended slabs throughout, structural steel, metal decking & structural concrete topping to the leisure centre, Block E, designing and installing in-situ reinforced concrete composite stairs, and creating and interpolating a 3D BIM Model of the project as a construction aid.
The scope of works also includes for us to supply 5 number tower cranes including providing crane bases, logistical management and mobile craneage for the erection & dismantling of the tower cranes and all crane attendant personnel & rescue crew throughout the duration of the project works.
Works commenced on site during June 2016.
The basement RC slab, RC cores and lift pits are in standing groundwater. We installed a dewatering system comprising several deep bored piles which were lined and filled with pea shingle to act as sumps. Sump pumps and header pipework were used to draw down the groundwater level which was continually managed by us.
The RC cores and lift pits to the blocks were large with deep excavations which necessitated temporary works to the basement perimeter to be designed and installed. A system of flying shores was designed as the most efficient temporary works solution which minimised restriction on the permanent works buildability. However the basement size required some very long and large flying shores. In all we installed 18 number shores with 8 number at a span of 66m. Co-ordination on the positioning of these shores with the permanent works and the 5 number tower cranes was crucial.
There was 17,000 m3 of excavation spoil for the basement slab, cores, lift pits and pile caps. There was 16,000 m3 of concrete together with 3000 tonnes of reinforcement installed in the basement RC work, RC cores and RC pile caps, excluding the podium transfer slab. Large concrete pours were required during the basement RC construction with the two separate largest pours in one single day amounting to 1,450 m3 and 1,946 m3 respectively. We used innovative concrete mix designs to control the heat of hydration and cracking.
The reinforced concrete to the basement slab, lift pits and liner perimeter walls were waterproofed using a waterproof additive in the mix design. We used BASF waterproofing additive with proprietary hydrophilic waterstops.
The 4 number high rise RC tower cores will be constructed utilising a slip-form method of construction rising to heights of 24, 27, 35 and 41 storeys. The slip-form platforms will have cocooned protective screens and a static concrete pump with a placing boom. The platforms will be serviced by hoists allowing access to the works.
The RC Podium transfer slab covers the full large basement area. There will be some large concrete pours which will necessitate good logistical management. There will also be some innovative specialist concrete mix designs to ensure buildability.
There will be a 2 m deep suspended RC transfer slab at second floor lever which will require specialist formwork and falsework support systems. The specified concrete is C80 which will require innovative mix design measures.
All suspended RC slabs, other than the podium and second floor transfer slabs, will be constructed using a post tensioning system.
The superstructure element of the reinforced concrete works will require 36,000 m3 of concrete and 6,500 tonnes of reinforcement to be used in the construction works.
The in-situ reinforced concrete stairs will be designed and constructed using our STAIRMODE composite system. We will install our BESTGATE lift opening fall gate safety system on all RC cores. All service riser openings will have GRP grid mesh floor infilling fitted.
